New Mixed-Use Development at the Northern End of London’s Central

The building is located on Queensway, opposite the iconic Whitley department store, which is also being redesigned by Foster + Partners as part of a larger redevelopment plan. Named The William, after William Whiteley, the project features six floors of office spaces, shops, and 32 new homes, with nearly half of the residences designated as affordable housing.

Constructed using cross-laminated timber, a sustainable building method, The William’s design is inspired by the natural environment while adhering to Queensway’s current green space regeneration plan, which includes large-scale tree planting throughout London’s main streets. This is Foster + Partners' first timber office building in the UK. The project is part of a major redevelopment of Queensway aimed at improving and enhancing the commercial streets that provide shopping, dining, work, and tourism services.

The structure replaces a war-damaged, abandoned building in poor condition. The new development offers a range of amenities and naturally lit spaces connected to create an inspiring working environment for future users. The double-height lobby incorporates natural materials blended with biophilic design, aligning with the project’s sustainable approach. The building features diverse terraces and rooftop gardens that offer facilities as well as views across London and down to Hyde Park.

The William is designed to achieve BREEAM certification. To meet this goal, natural and responsibly sourced materials were used. Cross-laminated timber is employed for the building's structure, a low-impact material with much lower carbon emissions than traditional steel and concrete structures. Additionally, the building is planned to achieve net-zero carbon emissions upon completion.
