An Urbanization Solution with Community Thinking

Share:

The Monsuge community in Curitiba has become a new phenomenon in the local real estate market, boasting the highest commercial value per square meter. This area, known as Ecovile, is marked by major transport corridors, isolated buildings, tall walls, and limited vibrancy in public spaces.

However, on the main thoroughfare parallel to the central road, where the building site is located, there exists a lively residential community—a contrasting phenomenon in the urbanization process of nearby residential areas.

Klee Urban Habitat has a modest scale compared to neighboring developments. With four floors and a mezzanine, it includes 23 apartments of various types, ranging from one to three bedrooms. On the first floor are one-bedroom units with private garden spaces. Above, two- and three-bedroom units are situated near the adjacent landscaping area. The apartments along the main facade have views of the forest opposite, and the top floor offers panoramic views of the surrounding neighborhood. With the arrangement of window spaces and setbacks around the building's facade, all the units on the upper floors have private balconies, connected with sliding windows.

In addition to the architectural features designed for the residents, the architects conceived the building as an urban element, with a strong relationship with the street as one of the key considerations in the design process. The setbacks at the main facade become public gardens, creating gathering spaces alongside the sidewalk—essential community values in the development of urban life.

Unlocking Multi-Credit Synergies through Integrative Design in LEED v4

The realization of benefits associated with LEED starts with a transformation of the design process itself. Rather than treating credits as separate components on a checklist, an Integrative Process encourages project teams to identify synergies and interrelationships across multiple categories. By conducting early research and analysis during the "discovery" phase, teams can implement specific building features that "stack" points, achieving high levels of performance and cost-effectiveness.
